Irving
The warehouse belt and the subdivisions are two different trades
Irving is unusual for a city its size because its building stock splits so cleanly. There is the original town south of 183, largely post-war and modest. There is Las Colinas, master-planned from the early seventies onward, dense with office towers and apartment communities. And there is the freight and logistics belt wrapped around the south and west sides of DFW airport, which is acres of low-slope membrane on tilt-wall boxes.
Those are three different roofing problems. A 1960s ranch in south Irving is composition shingle on plank or plywood decking with flashing details that have been reworked by whoever was cheapest each time. A Las Colinas apartment community is thirty buildings put up in the same year, so they age and fail together. A distribution building near the airport is fifty thousand square feet of TPO or modified bitumen draining to internal drains, with rooftop units and the curbs around them as the leak candidates.
Our office is on Jetstar Drive, inside that last one. It is a few minutes from the airport, which is why the commercial and multifamily side of this business grew up where it did.
Same Standard Everywhere
Roofs here age together, because most of the street went up in the same decade.
Eighties and nineties roofs are on their second or third layer
A great deal of Irving went up between 1975 and 1995. A composition roof from that era has usually been replaced twice, and each replacement is a chance for somebody to reuse flashing that should have been renewed.
That is why a tear-off matters more than it sounds. Going down to the deck is the only way to see what the previous two roofers left behind, and on a house of that age it is normally the flashing at the chimney, the wall terminations and the valleys that tell the story.
Hail here is a corridor problem
North Texas takes more damaging hail than almost anywhere in the country, and cells run in narrow tracks. A storm can take everything along a stretch of MacArthur and leave streets a mile away untouched, which is why neighbors all getting roofs at once is a reasonable signal and a citywide assumption is not.
On the commercial side the same cell that bruises a subdivision punches the rooftop units and the flashing on a warehouse, and that damage is even harder to see from the ground because nobody is ever up there.

Roofing contractor in Irving, answered
Do you work on the Las Colinas apartment communities?
Yes. Multifamily is one of the four main things this company does, and a community re-roof gets planned as a building order so the leasing office can give residents dates rather than a vague window.
Can you roof a warehouse while it is operating?
That is most of what commercial re-roofing is. The job gets sequenced so only part of the roof is open at a time and the tear-off area is closed in before the crew leaves each day.
Where is your office?
8100 Jetstar Drive, Suite 100, Irving, TX 75063. It is a physical office rather than a post box, which is worth checking on any roofer in a state that does not license them.
