What the work involves.
Not every roof with a stain on the ceiling needs replacing, and a repair done properly can add years to one that has them left. Missing shingles after a wind event, a boot that has split around a plumbing vent, flashing that has pulled away from a wall, a nail that backed out: each of those is a repair, and each of them will eventually become decking and insulation if it waits.
Water does not travel straight. It enters at a penetration or a seam, runs along the underside of the deck or down a rafter, and shows up on a ceiling several feet from where it got in. Which is why a repair starts with finding the entry point rather than patching the wet spot. On a flat roof that can mean tracing seams and terminations across a whole section.
How It Works
Inspection
Somebody walks the roof and photographs what is up there. On a house that is under an hour. On a commercial roof it depends on the square footage.
The written report
What was found, what it means, and what the options are, with the photographs behind it. If the roof is fine, that is what the report says.
Estimate or claim
A written estimate you can budget against. Where storm damage is involved, the report is also what the insurance claim is built from.
The work
On a schedule agreed before anyone arrives, planned around a building that is still in use or a family that still lives there.
After
Three magnet passes over a residential property. On commercial and multifamily roofs, routine maintenance visits that keep the manufacturer warranty in force.

The awkward part of any repair is the answer to what happens if the roof turns out to be past repairing. A roof with widespread granule loss, curling, or hail bruising across every slope is not a repair candidate, and patching it is money spent twice. If that is what the inspection finds, we will say so and show you the photographs it is based on.

Can you find a leak if I cannot?
That is the usual case. The stain is where the water lands, not where it got in. We start at the penetrations, seams and flashing uphill of it and work back from there.
Is it worth repairing or should I replace?
It depends on what the rest of the roof looks like and how old it is. An isolated failure on a roof with life left in it is worth repairing. Widespread damage across every slope is not. You will get a straight answer and the photographs behind it.
How fast can somebody come out?

Do you repair flat and metal roofs as well?
Yes. Leak detection and repair on low-slope commercial roofs is a large part of what we do, and metal roofs have their own failure points at fasteners, seams and terminations.
Will a repair void my roof warranty?
A repair done by a certified installer using compatible materials will not. A repair done with the wrong material on a manufacturer-warranted system can. That is one of the reasons the certifications matter.
