Commercial
What the work involves.
A commercial roof is a building system rather than a covering. It carries mechanical units, it drains through internal roof drains and scuppers rather than off an eave, and the penetrations around all of that are where most leaks start. We work on low-slope and metal roofs across North Texas for general contractors, building owners and property managers, and we have been doing it for more than thirty years.
The work splits four ways. On new construction we come in on the schedule the general contractor sets and dry in the building so the trades behind us can start. On a re-roof we plan around a building that is still open, which usually means sequencing by section and keeping the tear-off area watertight at the end of every day. Repairs are their own discipline, because finding the entry point on a flat roof is rarely a matter of looking directly above the stain. Maintenance is what keeps the other three from being needed as often.
How It Works
Inspection
Somebody walks the roof and photographs what is up there. On a house that is under an hour. On a commercial roof it depends on the square footage.
The written report
What was found, what it means, and what the options are, with the photographs behind it. If the roof is fine, that is what the report says.
Estimate or claim
A written estimate you can budget against. Where storm damage is involved, the report is also what the insurance claim is built from.
The work
On a schedule agreed before anyone arrives, planned around a building that is still in use or a family that still lives there.
After
Three magnet passes over a residential property. On commercial and multifamily roofs, routine maintenance visits that keep the manufacturer warranty in force.
The Difference
The parts that decide how long it lasts.
We install the whole range of commercial systems: TPO and PVC single-ply, EPDM, modified bitumen, built-up, standing seam and other metal, and composition shingle where the slope calls for it. We also coordinate the parts of a roofing project that are not roofing, including the curbs under rooftop mechanical units, low-slope corrections and skylight or solar penetrations, so one contractor is accountable for the whole plane.

Commercial, answered.
Can you work while the building stays open?
Usually, yes. That is most of what commercial re-roofing is. The job gets sequenced so only part of the roof is open at a time, the tear-off area is closed in before the crew leaves, and noisy or disruptive stages get scheduled around your operating hours where they can be. Tell us how the building is used at the walk and we will plan it around that.
Which membrane should we use?
It depends on the deck, the slope, the drainage and what is already up there. TPO is the common choice in North Texas because it reflects heat and holds up to direct sun. PVC has stronger seams and better chemical resistance, which matters over kitchens. EPDM suits a roof with positive pitch that drains properly. Modified bitumen suits a roof that takes foot traffic. We will tell you what your roof is a candidate for and why.
Do you handle the roof on a new build?
Yes. We work alongside project managers and engineers on new construction, and dry-in is normally the critical path item for everyone behind us, so it gets treated that way.
Who do we call once the job is done?
Us. Our maintenance plans include routine visits on the roofs we install, and the whole point of them is that somebody looks at the roof before a tenant does.
What does a commercial roof cost?
It moves with the square footage, the system, the condition of the deck, how much insulation the current code requires and how much of the existing roof has to come off. We put a written estimate together after the inspection so the number you budget against is a real one.
