What the work involves.
A multifamily roof is not one roof. It is twenty or thirty buildings on one property, often built the same year with the same materials, which means they age at the same rate and they fail at the same rate. The hard part is rarely the roofing. It is doing the roofing above people who are home, with cars parked under the eaves and a leasing office that needs to know which building is next.
We are members of the Apartment Association of Greater Dallas and the Apartment Association of Tarrant County, and we are an IRM Preferred Contractor, IRM being an insurance firm that specializes in multifamily properties. That is the corner of the market this side of the business has grown up in. Work runs from new construction dry-in for developers through full community re-roofs, storm repairs and ongoing maintenance.
How It Works
Inspection
Somebody walks the roof and photographs what is up there. On a house that is under an hour. On a commercial roof it depends on the square footage.
The written report
What was found, what it means, and what the options are, with the photographs behind it. If the roof is fine, that is what the report says.
Estimate or claim
A written estimate you can budget against. Where storm damage is involved, the report is also what the insurance claim is built from.
The work
On a schedule agreed before anyone arrives, planned around a building that is still in use or a family that still lives there.
After
Three magnet passes over a residential property. On commercial and multifamily roofs, routine maintenance visits that keep the manufacturer warranty in force.
The Difference
The parts that decide how long it lasts.
What a property manager needs from a roofer is a schedule they can publish. So the plan comes first: which buildings, in what order, what residents will be asked to move and when, where the material and the dumpster sit, and what the roof looks like at the end of each day. Then the crew works to it.

Multifamily, answered.
How do you handle residents during a re-roof?
With a building order and notice. Residents need to know which building is being worked on and when, where to park, and what the noise will be like. We set the sequence at the start so the leasing office can give people dates rather than a vague window.
Can a whole community be done in one phase?
It depends on the size of the property and what the budget cycle allows. Many owners take a community in phases across two or three years, prioritising the buildings with the most damage or the oldest sections. Others do everything at once after a storm, when the insurance proceeds cover it.
Do you work with insurance on a multifamily claim?
Yes. Storm damage across a whole property is documented building by building, and we can work with your carrier and your adjuster through the claim.
What about the buildings that are not roofs?
Carports, mail kiosks, cabanas and clubhouses come with the property, and they get inspected and quoted the same as the residential buildings. It is easier for everybody if they are in the same scope.
Do you do new construction for multifamily developers?
Yes. Drying in a new multifamily build on schedule is something we have done across Texas, and dry-in is what everything behind us waits on.
