Leak detection

What the work involves.

A stained ceiling tile marks the lowest point water reached, not the hole it came through. On a low-slope roof with insulation above the deck, water can enter at a seam, travel laterally under the membrane for a considerable distance, and come through at the first penetration it finds. Patching above the stain is how a building ends up with six patches and the same leak.

Detection is a process of elimination. The penetrations get checked first because that is where most leaks are: pipe penetrations, mechanical curbs, drains, scuppers, skylights and the pitch pans around conduit. Then the terminations where the roof meets a parapet, a wall or a coping. Then the field seams. On a roof with several suspects, isolating them and testing in sequence is the only way to be certain rather than hopeful.

How It Works

01

Inspection

Somebody walks the roof and photographs what is up there. On a house that is under an hour. On a commercial roof it depends on the square footage.

02

The written report

What was found, what it means, and what the options are, with the photographs behind it. If the roof is fine, that is what the report says.

03

Estimate or claim

A written estimate you can budget against. Where storm damage is involved, the report is also what the insurance claim is built from.

04

The work

On a schedule agreed before anyone arrives, planned around a building that is still in use or a family that still lives there.

05

After

Three magnet passes over a residential property. On commercial and multifamily roofs, routine maintenance visits that keep the manufacturer warranty in force.

The Difference

The parts that decide how long it lasts.

This is a service on its own because getting it wrong is expensive in a way roofing usually is not. A repair to the wrong spot costs the repair, the disruption inside, and the second repair, and it teaches the building owner nothing about the condition of the roof.

Before You Call

Leak detection, answered.

Why can water come in so far from where it shows?

Because it runs along the top of the deck, under the membrane or along a rafter until something stops it. Insulation above the deck makes lateral travel easier, not harder.

Will a repair definitely fix it?

A repair to the actual entry point will. This is the reason for finding it properly rather than patching the likeliest spot.

What if there is more than one leak?

That is common on an older roof, and it is usually the point at which the conversation moves from repair to a condition assessment. Multiple entry points across a roof mean the system is at the end of its life rather than damaged in one place.

Do you provide a report?

Yes, written and with photographs, so you can see what was found and what is recommended rather than taking it on description.

Can you find a leak on a metal roof?

Yes. On metal the usual suspects are fasteners that have backed out or lost their washers, seams that have opened, and terminations, which are different places to look but the same method.

Leak detection

Every one of these starts with somebody on the roof and a written report.
