Metal

What the work involves.

Metal lasts longer than anything else commonly put on a roof in this region, and it takes hail differently. A metal panel dents where a composition shingle bruises, which means the damage is cosmetic more often than it is structural, and a roof that looks marked can still be doing its job. That distinction matters a great deal on an insurance claim.

Standing seam is the system most people mean by metal roofing. The panels lock together at raised seams and the fasteners are concealed under them, so there are no exposed penetrations across the field of the roof to work loose or lose their washers. Exposed-fastener panels cost less and are common on agricultural and light industrial buildings, and they need their fasteners checked over time. We install both, and we are a certified installer for Fabral and for Decra.

How It Works

01

Inspection

Somebody walks the roof and photographs what is up there. On a house that is under an hour. On a commercial roof it depends on the square footage.

02

The written report

What was found, what it means, and what the options are, with the photographs behind it. If the roof is fine, that is what the report says.

03

Estimate or claim

A written estimate you can budget against. Where storm damage is involved, the report is also what the insurance claim is built from.

04

The work

On a schedule agreed before anyone arrives, planned around a building that is still in use or a family that still lives there.

05

After

Three magnet passes over a residential property. On commercial and multifamily roofs, routine maintenance visits that keep the manufacturer warranty in force.

The Difference

The parts that decide how long it lasts.

Metal on a low-slope commercial roof benefits from periodic elastomeric coating, which slows rust and galvanization and adds years to the panel underneath. On residential work, metal shows up most often on accent roofs, porches and bay windows alongside composition, and on whole roofs where the owner wants the life span.

Before You Call

Metal, answered.

Is a metal roof worth the extra cost?

Over a long enough horizon, usually. The cost is higher up front and the life is considerably longer, so the answer turns on how long you plan to own the building. On a commercial property it is often an easier case than on a house.

Does hail ruin a metal roof?

It dents it. Whether that is cosmetic or functional depends on the gauge, the panel profile and the size of the stone. A dented metal roof is often still watertight, which is the opposite of what hail does to composition shingle.

Is a metal roof noisy in the rain?

Far less than people expect. A residential metal roof sits over decking and underlayment rather than over open purlins, and that assembly is what the old barn-roof reputation leaves out.

Can metal go over my existing roof?

Sometimes, depending on the condition of what is there, the deck and the code. Going over a failed roof hides problems rather than solving them, so the inspection comes first.

Do you do repairs on metal roofs?

Yes. Most metal roof problems are at the fasteners, the seams and the terminations rather than in the middle of a panel, and those are repairable.

Every one of these starts with somebody on the roof and a written report.
