Inspections

What the work involves.

An inspection answers three questions: what condition is the roof in, how much life is left in it, and is there anything that needs attention now. Everything else on this site follows from the answers.

What it produces is a written report with photographs, and often video, so you can see the roof rather than be told about it. That matters because a roof is the part of a building almost nobody has ever looked at. On a residential inspection the report is what an insurance claim gets built from if there is storm damage. On a commercial roof it is the baseline a maintenance plan or a capital budget gets built from.

How It Works

01

Inspection

Somebody walks the roof and photographs what is up there. On a house that is under an hour. On a commercial roof it depends on the square footage.

02

The written report

What was found, what it means, and what the options are, with the photographs behind it. If the roof is fine, that is what the report says.

03

Estimate or claim

A written estimate you can budget against. Where storm damage is involved, the report is also what the insurance claim is built from.

04

The work

On a schedule agreed before anyone arrives, planned around a building that is still in use or a family that still lives there.

05

After

Three magnet passes over a residential property. On commercial and multifamily roofs, routine maintenance visits that keep the manufacturer warranty in force.

The Difference

The parts that decide how long it lasts.

A common reason to want one has nothing to do with damage. If you are buying a house or a building, the age and condition of the roof is one of the larger numbers in the decision, and a general home inspector will usually tell you it is beyond their scope.

Before You Call

Inspections, answered.

What does an inspection cost?

Nothing. It is free whether or not you hire us, and that includes being told the roof is fine.

What do I get at the end of it?

A written report with photographs, and often video, covering the condition of the roof, anything that needs attention, and a recommended plan.

Can you inspect before I buy a house?

Yes, and it is one of the more useful times to do it. A roof near the end of its life is a number worth knowing before closing rather than after.

How long does it take?

A typical house takes under an hour on site. A commercial roof depends on the square footage and how much equipment is up there.

Do I have to be there?

No, though it is easier to walk through the findings with you if you are. The report goes to you either way.

Inspections

Every one of these starts with somebody on the roof and a written report.
