Flat roofs
What the work involves.
A flat roof is not flat. It is built with just enough slope to move water toward drains and scuppers, and the whole system depends on that slope surviving. Where it does not, water sits, and standing water finds every seam and termination it is in contact with. Most of the diagnosis on a low-slope roof is about drainage before it is about the membrane.
The systems differ in ways that matter. TPO sheets are heat-welded to each other so the seams become one piece, and the white and tan versions reflect enough heat to qualify for Energy Star, which is why they are common in North Texas. PVC welds the same way and stands up to grease and chemicals, so it goes over kitchens and plants. EPDM is a synthetic rubber, not heat-welded, and it suits a roof with positive pitch that sheds properly. Modified bitumen comes in cold and hot applications and takes foot traffic better than most, which matters on a roof with a lot of equipment on it.
How It Works
Inspection
Somebody walks the roof and photographs what is up there. On a house that is under an hour. On a commercial roof it depends on the square footage.
The written report
What was found, what it means, and what the options are, with the photographs behind it. If the roof is fine, that is what the report says.
Estimate or claim
A written estimate you can budget against. Where storm damage is involved, the report is also what the insurance claim is built from.
The work
On a schedule agreed before anyone arrives, planned around a building that is still in use or a family that still lives there.
After
Three magnet passes over a residential property. On commercial and multifamily roofs, routine maintenance visits that keep the manufacturer warranty in force.
The Difference
The parts that decide how long it lasts.
We have been installing low-slope roofing across Texas for more than thirty years, and we are an authorized applicator for Carlisle SynTec. The right answer for a given building depends on the deck, the insulation the current code requires, the drainage, what is on the roof and how the space below is used.

Flat roofs, answered.
Why does water stand on my roof?
Either the slope was never enough, the insulation has compressed, the deck has deflected, or the drains are restricted. Standing water is a symptom, and replacing the membrane without fixing the reason puts you back where you started. Low-slope corrections are part of what we do.
How long does a flat roof last?
It depends on the system, how it was installed and whether anybody maintained it. EPDM is generally quoted at twenty-five to thirty-five years. Every one of them lasts longer with routine inspection and shorter without.
Can you go over the existing roof?
Sometimes. It depends on how many layers are already there, what the deck is doing underneath, and what the code allows. A recover costs less and is not always available. The inspection tells you which case you are in.
Does a reflective membrane cut cooling costs?
A highly reflective white or tan single-ply reflects heat that a dark roof absorbs, and the Energy Star ratings on those products exist for that reason. How much it changes a specific building depends on the insulation under it and how the space is used.
Do you coat existing roofs?
Yes. We are a GAF Coatings Pro, and coatings have a place on metal and on some existing membranes where the substrate is still sound. They are not a fix for a roof that has failed.
