Maintenance
What the work involves.
Manufacturers write maintenance requirements into their warranties, and a building owner who has never had the roof inspected can find that the warranty they were counting on is not in force. The plan is the paperwork as much as it is the roof.
What routine visits actually catch is small: a seam starting to lift, a pitch pan that has dried out, a drain filling with debris, a pipe boot splitting, a section of coping where the sealant has gone. None of those will empty a tenant space this month. All of them will in a couple of years, and by then the repair includes insulation and deck rather than just the membrane.
How It Works
Inspection
Somebody walks the roof and photographs what is up there. On a house that is under an hour. On a commercial roof it depends on the square footage.
The written report
What was found, what it means, and what the options are, with the photographs behind it. If the roof is fine, that is what the report says.
Estimate or claim
A written estimate you can budget against. Where storm damage is involved, the report is also what the insurance claim is built from.
The work
On a schedule agreed before anyone arrives, planned around a building that is still in use or a family that still lives there.
After
Three magnet passes over a residential property. On commercial and multifamily roofs, routine maintenance visits that keep the manufacturer warranty in force.
The Difference
The parts that decide how long it lasts.
This matters most on a building somebody inherited. If you bought a property and there is no maintenance record for the roof, you are exposed twice: to the failure and to the warranty claim that gets declined because nobody can show the roof was looked after. A plan starts by establishing what condition the roof is in now.

Maintenance, answered.
How often does a commercial roof need inspecting?
Most plans run on a schedule of routine visits through the year, with an additional look after any significant storm. The right frequency depends on the system, its age and what is on the roof.
Does this keep my manufacturer warranty valid?
Manufacturers generally require regular inspection and maintenance for their warranties to stay in force. Our plans are built to meet those requirements. The specific terms depend on which system and which manufacturer.
We just bought the building and have no records. Where do we start?
With an inspection that establishes the current condition in writing, with photographs. That becomes the baseline, and anything urgent gets separated from anything that can be budgeted.
What is included in a visit?
A walk of the roof surface, the penetrations, the drains, the flashing and the terminations, a written report with photographs, and minor repairs where they are covered by the plan. Anything larger comes back to you as a quote before it is done.
Do you only maintain roofs you installed?
No. Plans are available on roofs that were put on by somebody else, and that is a large part of the work. The inspection establishes what is there first.
